Precautions to Consider During 3D Laser Scanning Surveys

The most advanced and highly updated land surveying method is 3D laser scanning, which uses a high-definition scanner that can generate accurate three-dimensional images of the land and all its properties quickly. So, it is considered more accurate and swifter than conventional surveying techniques, and trusted by builders, architects, and project developers to accurately determine the features of a land, especially if there is already an existing structure on it. Likewise, 3D laser scanning surveys are useful for projects that require remodeling, renovation, and demolition.

Despite its accuracy, there are certain precautions to consider during 3D laser scanning surveys. For instance, you need to make sure that you hire an experienced and trustworthy service provider that is equipped with the latest high definition 3D laser scanners and equipment. Take time to verify the land surveyor’s credentials and experience in providing the service, and make sure that they have clients who can prove the quality of their work. You may want to consider a land surveying firm that has been in business for at least three decades, licensed to work in your state, and with a good track record in providing 3D laser scanning surveys.

You need to make sure that the survey is authorized to be conducted, especially if you are not the owner of the property or you are trying to find out if your neighbor has encroached on your land’s boundaries. That way, you can avoid legal issues later on. The history and previous surveys conducted on the land will be retrieved and reviewed by the surveyors, too, and they will use that information in updating and creating the latest as-built documentation.

3D laser scanning surveys are useful in damage and condition assessment, 3D semi-automated modeling, deformation analysis, and in determining tank/vessel volumetric information. The equipment can take 360 by 320-degree photorealistic panoramic scans, too, so you can obtain precise and exclusive 3D images of your property. Just make sure that the surveyor has high-end software that can help you view the scans.

How Environment Land Survey Can Benefit Your Real Estate Project

Environmental land surveys seek to understand the potential impacts of construction and/or real estate developments on the environment and vice versa. They are conducted both for environmental consciousness as well as to ensure compliance with applicable state and federal laws that protect the environment.

Whenever investing in and before breaking ground on any real estate development project, it is critical that you find a reputable and qualified land surveyor with experience in conducting environmental surveys within the state or the area you wish to erect a structure or begin your development. Qualified environmental land surveyors can provide services ranging from well monitoring to construction staking, earth quantity calculations, geotracker reporting, as-built surveys, and topographic surveys. Because environmental land surveys are specialized forms of land surveys, only qualified and experienced surveyors can perform them with efficiency and accuracy, which is why investing in a professional service is critical if you want accurate and fast results. The best environmental land surveyors use cutting-edge surveying equipment like high-definition lasers and 3D scanners, side by side various techniques that ensure precision in data gathering.

Environmental surveys allow for better planning for land use. In fact, many government agencies and major corporations use environmental land survey as guide and tool to create, envision, and develop ideas and plans for acquiring or expanding land. These surveys are also useful in resolving various environmental issues that have to do with congestion, pollution, and even the depleting state of natural resources. Topographic surveys, for instance, help determine the geographical condition of a piece of land, which is essential in the planning stage of construction and development projects.

Information gathered using environmental surveys can also be useful when making decisions regarding the erection of structures on a particular piece of property. Data from surveys reveal critical qualities and aspects of land that may not be obvious on the surface. This ensures safety and feasibility of the project at hand.

The Importance of Boundary Line Surveys

The American system of private property refers to the boundaries between the parcels. Without the boundaries, disputes and misunderstandings are certain to occur. That makes it crucial for landowners to understand the limits of their property. If the knowledge of these limits is inconsistent or of questionable accuracy, a boundary survey is required.

A boundary survey is directed towards the formal establishment of a particular property. The most important aspect of any boundary survey is to define the corners of the property. But it should also outline the extent of the property. When a boundary survey is completed, the new map of the property is updated with the new boundaries. Depending on the local system and regulations, the surveyor can also create a physical record of the survey on the land. This can turn into an erected fence or series of stakes.

A boundary survey holistically determines the legality and integrity of any property. Its importance can be understood with following points.
  • It determines the exact boundaries of any property which you are buying or selling.
  • It shows easements for utilities like water, power lines, and sewers.
  • It can identify encroachments such as driveways, fences, or buildings on the property.
  • It can also identify and resolve possible boundary disputes.
  • Boundary surveys help in dividing the parcel of the land.
  • It proves helpful when expanding building structure or making improvements to the property ensuring that all the work is done in the correct area of the land.
Boundary survey meets the regulation of a particular state where the ALTA stands across the nation. The process of the boundary survey begins with the research and coordination of municipal, local, county, and state authorities.  The pre-survey may include the history of adjoining lands. This research can provide useful insight into possible conflict areas where the attention is needed. Once that is satisfactorily completed, the next step is to perform a physical ground survey.

Significance of ALTA/ACSM Land Title Surveys

An ALTA survey is a type of land title survey product that meets the needs of title insurers in order to remove standard survey exceptions from the current/existing title policy. The American Land Title Association is the main proponent of this particular land survey product, and it aims to provide both buyer and lender with relevant information concerning the present and future use of the land in question as well as the different restrictions and encumbrances, which can –potentially affect the property. The information contained in an ALTA land survey allows lenders and buyers to evaluate the property and at the same time analyze all the potential benefits and risks of owning it.

Officially, the stated purpose of this particular survey is to remove from the property’s title insurance policy, the “survey exception language,” which is supposed to benefit both the owner and the lender’s title insurance coverage. In simpler terms, this is referred to as providing an extended coverage.

The extent that one can deviate from these standards depends on the title insurer’s willingness to provide the coverage required by the lender or the buyer for the property transaction. ALTA surveys are commonly used as underwriting tools on succeeding property transactions. An ALTA survey also provides relevant information to interested parties, answering concerns and questions in an official and unbiased manner.

Generally, an ALTA survey provides information including:

• Surveyor findings about the proper and actual boundaries of the property.

• Observed easements and any easements and exceptions stated in the title commitment.

• Significant observations about the property, which may include utilities, improvements, and public access; and

• Specific information relating to zoning, topography, flood hazard concerns, and parking configurations.

People who plan on selling properties may also use ALTA surveys for protection against potential claims from buyers or lenders after the conveyance of the property title.
